Inside Anduril's $1 billion Douglas Park project, and what it means if you own industrial property nearby

Anduril's lease at Douglas Park is the single largest aerospace and defense real estate move Long Beach has seen. Here is what is actually being built, and how a project this size ripples out to nearby owners.

In January 2026, Anduril Industries signed a lease for more than a million square feet of land at Douglas Park, near Long Beach Airport, on a project valued at roughly $1 billion. Developer Sares Regis Group is building six buildings: about 750,000 square feet of office space and 435,000 square feet of industrial and research space. Construction starts in mid-2026, with the first building opening by the end of 2027. At full build-out, the project is projected to bring around 5,500 jobs.

Mayor Rex Richardson called it "a major vote of confidence in Long Beach and California's leadership in advanced manufacturing and aerospace," and at that scale it is hard to argue otherwise.

What a project this size actually does to a submarket

You do not need to be Anduril's landlord to feel this deal. A tenant bringing 5,500 jobs pulls in suppliers, service contractors, and smaller manufacturers who want to be close to their biggest customer. That demand lands on ordinary industrial buildings, the kind an individual owner might have, not just on the mega-site itself.

  • Expect more inquiries for smaller industrial and flex space in a widening radius around Douglas Park over the next two to three years
  • Buildings with the power capacity and clear height that support light manufacturing will see the earliest interest
  • Land values near the airport corridor have room to move before the first Anduril building even opens, since buyers price in what is coming, not just what exists today

What to actually do with this

If you own industrial property within a few miles of Douglas Park, this is a good year to get an honest read on your building's specs, power, clear height, parking ratio, rather than assuming last year's rent comp still applies. If you are a buyer, the window before Anduril's first building opens in 2027 is when land nearby is still priced on comps, not on the story.
